Building in Sweden while you are somewhere else
Half of our customers see their house a few weeks a year. This is how we do it without you driving or flying over every time.
Before you decide anything: an hour walking round
Send photos and the address on WhatsApp. Michiel drives over, walks round and through the house on the phone with you. After that you know what is really going on and which order makes sense. That hour is free within 60 km of Törnamåla and almost always saves money.
Key, fixed price, contract
You leave a key with a neighbour, in a key safe or with the estate agent. Where we can fix the price, we fix it. Where nobody can see what is behind the cladding, we work hourly with a cap. The contract is the Swedish Hantverkarformuläret 17 or ABS 18, with a start and an end date, and we go through it with you in English.
Photos every Friday
You get a set of photos with a few lines of text, on WhatsApp or by email. When a decision comes up (colour, position of a door, a surprise behind a wall) we book a ten minute video call. No silent changes: if something differs from the quote, you hear it first.
Handover and payment
We walk through the house together, on site or by video, and you get the documentation: photos of every stage, certificates for electrics and plumbing, guarantee papers. You pay by bank transfer, in kronor, after handover. On larger jobs that happens by agreed stage.
Swedish things we handle
We apply for the bygglov or file the notification with Tingsryd municipality. We bring in a certified electrician and plumber, because you cannot do that work yourself in Sweden. We waterproof to the industry rules so your insurance holds. We also arrange the sotning (the mandatory chimney sweep) and the energideklaration if you need them, and we take the ROT deduction off the invoice if you qualify.
