Describe what you want done and where the house is. A couple of photos on WhatsApp are enough for us to know whether it is something for us.

Site visit, free
Michiel comes out, measures, looks at what is underneath and asks questions. If you are not there he walks round the house on the phone with you. Within 60 km of Törnamåla the visit costs nothing.

Written quote
Fixed price where possible, otherwise hourly with a cap. Materials and labour itemised, ROT worked out if you qualify. Swedish standard contract, explained in English.

The tricky part
Building with the owners 1 200 kilometres away. Every Friday photos and a short note. Two decisions were made on video calls: the colour of the trims and where the garden door should go. When they arrived in August the house was finished and the planters were planted.

We work from Törnamåla in the middle of Tingsryd municipality. Växjö, Älmhult, Ronneby and Karlshamn are all under an hour away.
Work out your ROT deduction
Since 1 January 2026 the Swedish ROT deduction is 30 percent of the labour cost, up to 50 000 kronor per person per year. Materials and travel are excluded. We take it straight off the invoice.

Do I qualify for the ROT deduction as a foreign owner?
Only if you pay tax in Sweden. If you live abroad with no Swedish income, usually not. Michiel explains what applies in your case at the first call so the quote is right.
Do I need a building permit (bygglov)?
A roof in the same material, a deck lower than 1.8 metres and an attefallshus (up to 30 m²) usually need a notification or nothing at all. Extensions and new window openings need a bygglov from Tingsryd municipality. We handle the application.
How does it work if I am not there?
Key with a neighbour or in a key safe, fixed price up front, photos every Friday, handover by video. You pay by bank transfer from wherever you are.
How long does a new roof take?
A roof of around 120 m² takes seven to ten working days in sheet metal, a little longer in concrete tiles. The roof is closed up every evening.
What guarantee do I get?
Swedish consumer law gives you ten years to report defects. We use the Swedish standard contract Hantverkarformuläret 17 or ABS 18 so everything is on paper.
