Attefallshus: the Swedish 30 m² house rules, explained
An attefallshus is a small building of up to 30 square metres you can put on your plot in Sweden without a building permit. It can be a guest house, a rental unit or a full small home. Here are the rules in plain English.
The rules in short
Up to 30 square metres of building area, up to 4 metres to the ridge, at least 4.5 metres from the boundary unless the neighbour agrees in writing. There must already be a house on the plot. You send a notification (anmälan) to the municipality and wait for a start permit (startbesked) before building.
It can be used as a separate dwelling with kitchen, bathroom and bed, and it can be rented out.
What it costs
Turnkey with bathroom, kitchenette, underfloor heating, electrics and plumbing: 750 000 to 1 100 000 kronor depending on finish, windows and foundation. Without bathroom, as a guest house: 280 000 to 400 000 kronor for 15 square metres.
The ROT deduction does not apply to new buildings.
How long it takes
Notification and start permit: two to eight weeks. Building: eight to twelve weeks from slab to key. Order in autumn and the house can be ready by spring.
